{"id":1753,"date":"2026-04-28T16:20:11","date_gmt":"2026-04-28T08:20:11","guid":{"rendered":"https:\/\/ekonomiunggul.com\/?p=1753"},"modified":"2026-04-28T16:20:12","modified_gmt":"2026-04-28T08:20:12","slug":"krisis-tenaga-tekan-kos-pembinaan-bakal-pengaruhi-harga-rumah","status":"publish","type":"post","link":"https:\/\/ekonomiunggul.com\/?p=1753","title":{"rendered":"Krisis tenaga tekan kos pembinaan, bakal pengaruhi harga rumah"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">KUALA LUMPUR: Ketidaktentuan global susulan krisis tenaga berpotensi memberi tekanan kepada pasaran hartanah Malaysia pada 2026, terutama peningkatan kos pembinaan yang dijangka mempengaruhi harga rumah dalam tempoh mendatang.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pengarah Urusan JLL Malaysia, Jamie Tan, berkata buat masa ini kesan kenaikan kos masih belum dirasai sepenuhnya kerana pemaju hartanah, khususnya syarikat besar, masih mempunyai inventori bahan binaan sedia ada serta rantaian bekalan tempatan yang kukuh.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Namun, keadaan itu dijangka berubah sekiranya krisis tenaga akibat konflik di Asia Barat berlarutan, sekali gus meningkatkan kos bahan binaan, buruh, pembuatan dan logistik.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Jika krisis ini berpanjangan, tekanan kos akan menjadi lebih ketara dan akhirnya boleh mendorong kenaikan harga rumah,&#8221; katanya pada sidang media suku kedua 2026 di sini, hari ini.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Menurutnya, antara kesan awal yang dapat dilihat ialah tindakan pemaju kecil yang menangguhkan pelancaran projek baharu bagi menilai perkembangan semasa pasaran.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Pemaju besar masih mampu bertahan kerana mereka mempunyai inventori bahan yang mencukupi, tetapi pemaju kecil lebih terdedah kerana bergantung kepada bekalan pasaran, termasuk bahan import. Sebab itu kita lihat ramai pemaju kecil memilih untuk &#8216;menghentikan&#8217; projek mereka buat sementara waktu,&#8221; katanya.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tan berkata, kenaikan kos bahan binaan tidak hanya menjejaskan segmen kediaman, malah turut memberi kesan kepada pembangunan komersial dan industri kerana semua sektor bergantung kepada sumber bahan yang sama.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dalam masa sama, sentimen perniagaan juga dilihat semakin berhati-hati dengan banyak syarikat menangguhkan rancangan pengembangan, termasuk menyewa ruang baharu atau melabur dalam aset komersial.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Ketidaktentuan pasaran menyebabkan pelabur mengambil pendekatan tunggu dan lihat. Tanpa kepastian, mereka sukar merancang bajet dan strategi pengembangan,&#8221; katanya.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mengulas tempoh pemaju mampu menahan tekanan kos, beliau berkata ia bergantung kepada sejauh mana krisis tenaga dapat diselesaikan dalam masa terdekat.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Katanya, kenaikan harga bahan api lazimnya memberi kesan berantai kepada ekonomi, dengan setiap peningkatan 10 peratus harga bahan api berpotensi menyumbang kira-kira 0.4 peratus kepada inflasi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Buat masa ini, pengguna di Malaysia masih dilindungi subsidi bahan api, tetapi dalam jangka panjang keadaan ini sukar dikekalkan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Apabila kesan gelombang kedua berlaku, ia bukan sahaja melibatkan bahan binaan, malah kos pengangkutan, buruh dan barangan harian turut meningkat,&#8221; katanya.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sementara itu, dari sudut permintaan, kesan terhadap pembeli dijangka hanya akan mula kelihatan pada suku kedua dan ketiga tahun ini.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Katanya, pembeli dalam kategori berpendapatan sederhana dan rendah dijangka paling terkesan kerana mereka lebih sensitif terhadap perubahan kos dan komitmen kewangan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Golongan ini perlu mengeluarkan perbelanjaan besar untuk pembelian rumah pertama, jadi mereka lebih berhati-hati. Berbeza dengan pembeli berpendapatan tinggi yang melihat pembelian hartanah sebagai pelaburan atau aset tambahan,&#8221; katanya.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tan berkata, faktor paling kritikal ketika ini ialah tahap keyakinan pasaran, yang akan menentukan sama ada pelabur dan pembeli bersedia untuk membuat keputusan dalam tempoh terdekat.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Jika situasi global stabil, keyakinan boleh pulih dengan cepat.
